Friends, family & clients — if you’re thinking about buying real estate in Chicagoland, don’t automatically assume waiting is the best move.
Inventory is still extremely low compared to 2019, and while we’re technically in a seller’s market, higher interest rates have slowed some buyers down. That means less competition, more price reductions, and potentially more negotiating power right now.
When rates come down, more buyers will likely jump back into the market. With limited inventory, that could mean more competition and higher home prices. Remember—you can refinance a rate later, but you can’t go back and change the price you paid for the home.
For first-time buyers, FHA buyers, investors, and anyone with a smaller down payment, the remainder of 2026 could offer some great opportunities.
Don’t just try to “time” the market. Understand the market, know your options, and make the decision that works best for you.
If you’re thinking about buying, selling, or investing in Chicagoland, I’d love to help you understand what opportunities are out there. 🏡🔑
