Your home has been on the market...and it's not selling. Now what?

When a home isn't getting offers, it doesn't automatically mean there's something "wrong" with the house.

It usually means it's time to look at the strategy.

I start by asking:
🏡 Are buyers scheduling showings?
💬 What feedback are we getting?
📸 Is the home presenting well online?
💰 Does the price align with today's market?
📊 Has the competition changed since we listed?

Sometimes the solution is a pricing adjustment. Other times, it may be presentation, marketing, or simply responding to changes in the market.

The important thing is not letting a listing sit without understanding why.

A good listing strategy isn't "put it on the MLS and wait." It's continually evaluating what's happening and adjusting when necessary.

One of my favorite places to enjoy a little nature—right here in Plainfield!

One of the things I love about living in our area is that you don't have to travel far to find a beautiful place to get outside.

Mather Woods is one of my personal favorites! With more than 67 acres of natural area and wooded trails, it's such a peaceful little escape right here in Plainfield. And with fall just around the corner, those tree-lined paths are about to get even prettier. 🍂

Whether you're looking for a quiet walk, somewhere to get a little fresh air, or a new place to explore with your four-legged family members, it's definitely worth a visit.

Sellers: The highest offer isn't always the BEST offer.

When multiple offers come in, it's tempting to look straight at the price and assume the highest number wins.

But there's a lot more to a strong offer than the purchase price.

As a seller’s agent, I'm also looking closely at things like:
✔️ Financing and pre-approval
✔️ Contingencies
✔️ Earnest money
✔️ Requested closing date
✔️ Appraisal terms
✔️ The buyer's overall ability to close

Sometimes an offer that's slightly lower on paper can actually provide better terms, less risk, and a smoother path to closing.

That's where having an experienced Realtor advocating for you matters. My job isn't simply to bring you offers—it's to help you understand the strengths, risks, and potential outcomes of each one so you can make the best decision for your situation.
