I'm seeing so much stuff going around the NAR and DOJ case, and I want to make one thing clear. I've been a licensed REALTOR® for over 10 years, and commissions have ALWAYS been negotiable. ALWAYS! In my opinion, what this case is doing is actually making transactions less transparent by removing from the MLS what the seller and their agent have already negotiated as acceptable fees for the services of agents. Feel free to comment or message me if you have any questions about this.

*DISCLAIMER: I am only licensed in Colorado and can only speak to the rules and regulations for Colorado during the time I have been licensed*

Lennar, a homebuilder ranked No. 119 on the Fortune 500, is presently promoting a "fixed [mortgage] rate of 4.25%" in Colorado.

Have you ever wondered if you should buy a house now or wait for the perfect moment? If you're like many people, you might think that waiting will save you money, give you more options, or make the process easier. But the truth is, buying a house sooner rather than later has many benefits that you might not be aware of. I'd like to share with you some of the reasons why buying a house now is better than waiting, based on expert opinions and data.

Some of the reasons why buying a house now is better than waiting are:

- You can start building equity immediately. Equity is the difference between the value of your home and the amount you owe on your mortgage. The more equity you have, the more wealth you can accumulate over time. Buying a house now means you can take advantage of low interest rates and pay off your mortgage faster, which will increase your equity.
- You can avoid potential mortgage rate increases later. Mortgage rates are influenced by many factors, such as inflation, economic growth, and supply and demand. While no one can predict the future, many experts expect that mortgage rates will rise in the next few years. This means that if you wait to buy a house, you might end up paying more in interest and having a higher monthly payment than if you buy now.
- You can enjoy tax benefits. Homeowners can deduct interest from their mortgage payments and state and local taxes from their income taxes, which can lower their taxable income and save them money. These deductions are especially valuable in the first few years of homeownership, when most of your mortgage payment goes toward interest.
- You can take advantage of the current market conditions. While the housing market is always changing, some areas are more favorable for buyers than others. According to MLS data, inventory is starting to increase in many parts of the country, which means more options and less competition for buyers. Some cities that had seen high price growth in the past, such as Denver and Colorado Springs, have seen price declines in the last year. This could be an opportunity to buy a house at a lower price than before.

These are just some of the reasons why buying a house sooner rather than later is a smart move. Of course, buying a house is a personal decision that depends on your financial situation, goals, and preferences. But if you're ready to take the plunge, don't let fear or uncertainty stop you from achieving your dream of homeownership. The sooner you buy, the sooner you can enjoy the benefits of owning your own home.

So what are you waiting for? Let's start talking!

Here are some of the reasons why hedge trimming can improve your home security:

*Hedge trimming can reduce hiding spots for potential criminals who want to sneak into your home or spy on your activities. By keeping your hedges at a reasonable height and thickness, you can increase the visibility of your property and make it harder for anyone to lurk behind them.
*Hedge trimming can prevent damage to your windows and doors that could compromise your security. Overgrown hedges can scratch or break your glass, which can make it easier for someone to break in or cause injury. By trimming your hedges regularly, you can avoid this and keep your home intact.
*Hedge trimming can enhance the effectiveness of your security cameras and lights. If your hedges are too tall or dense, they can block the view or the illumination of your security devices, which can reduce their coverage and performance. By trimming your hedges properly, you can ensure that your cameras and lights can capture and deter any suspicious activity on your property.
*Hedge trimming can improve the appearance and value of your home, which can also deter potential thieves and intruders. A well-trimmed hedge can show that you care about your home and that you are likely to have a good security system in place. It can also make your home more attractive to potential buyers who are looking for a secure and beautiful property.

Here are some of the benefits of window sensors:

*Window sensors can prevent burglars and intruders from breaking into your home. They work by using a magnet and a switch that are attached to the window frame and pane. When the window is closed, the magnet keeps the switch’s circuit intact. When the window is opened, the circuit is broken and the alarm is triggered.
*Window sensors can also monitor your packages and deliveries. Some window sensors can connect to your Wi-Fi network and send you notifications when someone drops off or picks up your parcels. You can also see who is at your door and instruct them where to place your packages or ask them to come back later.
*Window sensors can protect your valuables and belongings from theft or damage. Some window sensors can detect glass breakage, which can happen when someone smashes your window or door. They can also cover sliding glass doors, which are not usually compatible with traditional entry sensors.
*Window sensors can help you keep track of your family members and pets. You can use window sensors to know when your children or elderly relatives open a window that could put them in danger. You can also use them to prevent your pets from escaping or getting into trouble.
*Window sensors can improve the appearance and value of your home. Window sensors come in different styles and designs that can match your window and décor. They are also wireless and easy to install, so you don’t have to worry about drilling holes or running wires.

Here are some of the benefits of smart locks:

*Smart locks can eliminate the need for keys, which can be lost, stolen, or copied. You can use your smartphone, voice, fingerprint, or a custom code to unlock your door. You can also create temporary codes for guests, service providers, or family members.
*Smart locks can alert you when someone enters or leaves your home. You can view the activity log on your smartphone app and see who has accessed your door and when. You can also receive notifications when your door is left open or unlocked.
*Smart locks can integrate with other smart home devices, such as cameras, lights, thermostats, or speakers. You can create scenes or routines that trigger multiple actions with one command. For example, you can say “OK Google, good night” and have your smart lock lock the door, your smart lights turn off, and your smart thermostat adjust the temperature.
*Smart locks can improve the appearance and value of your home. Smart locks come in different styles and designs that can match your door and décor. Smart locks can also make your home more attractive to potential buyers who are looking for smart home features.
*Smart locks can save you money and energy by using LED bulbs, motion sensors, timers, or solar panels. These options can reduce your electricity consumption and carbon footprint while providing reliable and efficient lighting.

Today is the International Day of Charity, a day to honor the life and legacy of Mother Teresa, who dedicated herself to helping the poorest and most vulnerable people in the world. She received the Nobel Peace Prize in 1979 for her work in alleviating poverty and suffering. She once said, "It is not how much we give but how much love we put into giving."

The International Day of Charity was established by the United Nations in 2012 to raise awareness and mobilize people to support charitable causes and organizations. The UN recognizes that charity can alleviate the worst effects of humanitarian crises, supplement public services, promote human rights, and advance culture, science, and sports.

There are many ways to celebrate this day and show your generosity and compassion. You can donate money or goods to a charity of your choice, volunteer your time or skills to a local or global cause, spread the word about the importance of charity on social media, or simply perform an act of kindness for someone in need. Every little bit counts and can make a difference in someone’s life.

I invite you to join me in celebrating the International Day of Charity by giving back to our community and our world. Together, we can create a more inclusive and resilient society. Happy International Day of Charity! 🙏

Today I want to highlight Hobo Boxer Rescue of Denver. Here is a link to donate...

Here are some of the benefits of a video doorbell:

*A video doorbell can deter potential thieves and intruders who don’t want to be seen or recorded. You can also set off an alarm or contact the police if you notice any suspicious activity on your property.
*A video doorbell can help you monitor your packages and deliveries. You can receive notifications when someone drops off or picks up your parcels, and you can instruct the delivery person where to place them or ask them to come back later.
*A video doorbell can provide you with video evidence in case of a break-in or vandalism. You can record and store high-definition videos of any activity on your front door, either in the cloud or on a local device. You can also share the videos with law enforcement or insurance companies if needed.
*A video doorbell can make you feel more connected and secure. You can always know who is at your door, even when you are away from home. You can also greet your visitors with personalized messages or pre-recorded greetings.
*A video doorbell can improve the appearance and value of your home. You can choose from different types of video doorbells, such as wireless or hardwired, and different designs and features, such as motion detection, face recognition, or night vision.

What does Labor Day mean to you? For me, it means honoring the hardworking men and women who have contributed to the social and economic progress of our country. Labor Day has a rich history that dates back to the late 19th century, when workers organized and fought for better wages, hours, and conditions. Today, we celebrate their achievements and continue to advocate for the rights and dignity of all workers.

Did you know that the first Labor Day parade was held in New York City in 1882, with 10,000 workers marching for their rights? According to the Bureau of Labor Statistics, there are 164.6 million workers in the U.S. as of July 2023, and they deserve our respect and gratitude.

As Martin Luther King Jr. said, “All labor that uplifts humanity has dignity and importance and should be undertaken with painstaking excellence.” As the U.S. Department of Labor states, “Labor Day constitutes a yearly national tribute to the contributions workers have made to the strength, prosperity, and well-being of our country.”

I’m proud to be a REALTOR®, and I’m grateful for all the professionals who work hard every day to help people find their dream homes. My grandfather was a college professor, and he taught me the value of education and curiosity. He always celebrated Labor Day with his colleagues and students, and I honor his legacy today.

Happy Labor Day to all the workers who make our lives better. Thank you for your service and sacrifice. How are you celebrating Labor Day today? Share your photos and stories in the comments below.

Here are some of the benefits of security lighting:

*Security lighting can scare away potential burglars and vandals who prefer to operate in the dark. A well-lit home is less likely to be targeted by criminals who want to avoid being seen or caught on camera.
*Security lighting can prevent accidents and injuries by providing adequate illumination for you and your guests. You can avoid tripping, slipping, or falling on stairs, pathways, or driveways that are poorly lit.
*Security lighting can enhance the appearance and value of your home by highlighting its features and creating a welcoming atmosphere. You can choose from different types of security lighting, such as continuous, standby, emergency, or portable, depending on your needs and preferences.
*Security lighting can save you money and energy by using LED bulbs, motion sensors, timers, or solar panels. These options can reduce your electricity consumption and carbon footprint while providing reliable and efficient lighting.
