1. Define Your Vision & Budget - establish a realistic budget including unexpected costs.

2. Vet Contractors Thoroughly - check licenses to know that you’re working with the general contractor or subcontractors. Don’t rely on reviews alone. Call references of projects similar to yours.

3. Get Multiple Quotes - compare estimates to understand pricing and scope differences. Make sure they are clearly detailed. Beware of unusually low bids- they may indicate cut corners. A fair and detailed quote is a good sign of a reliable contractor.

4. Understand Permits & Regulations - ensure all necessary permits are obtained before work begins. Compliance with regulations is crucial for a safe and legal renovation; and helpful should you decide to resale.

5. Get Your Own Home Inspections - inspect the work in between draw phases. Don’t rely on city inspectors.

6. Communicate Clearly & Frequently- schedule regular check-ins to review progress and address concerns.

Credit Scores & Conventional Loans: they have lower overall costs. Conventional Loans do not include mortgage insurance which makes your monthly payment lower. Your credit score does need to be in the 700+ range. (FYI: Your life insurance should be enough to pay-off your mortgage if something happens to you.) I suggest not getting mortgage insurance through mainstream insurance companies (or life insurance) as it benefits the companies & protects your lender and not you or your family.
