Before looking to get pre-approved for a mortgage loan, be sure your DTI ratio indicates that you have a good balance between your debt and your income. Lenders become concerned when an applicant has a high DTI ratio. An applicant with a high DTI may have trouble repaying all of their debt obligations, creating a higher risk borrower. There are 2 types of DTI Ratios: Your goal should be to have a front end DTI of below 28% and a back-end DTI of below 36%.
