Buyers are coming back off from the sidelines and have more inventory to choose from than in recent years.
Sellers are seeing that demand improve, but pricing it correctly is key.
Pending contracts surged nearly 12% last month, which is the strongest we've seen in months. Closed sales are up too as prices have softened slightly from last year, but the trend is flatenning.
So think stabilization, not continued decline. A stable, active market with real opportunity on both sides.
