My number one priority in real estate is to make your homebuying dream a reality! One of the number one things that I hear around me is, “I can’t afford a house right now, or anymore” because of how crazy the market has been. Let’s cut through all of the noise. Coming into 2023, there are more opportunities for buyers to be had.

🏠 October might have been the peak of the most amount of listings we’ve seen the last few years, but there are still about two more months of homes available in supply in comparison to this time last year, which means there are more homes to go around for buyers. We’ve seen prices come down and level out, so you will pay less for a home and the seller can help you buy down the higher interest-rate. Instead of it being impossible to throw down big money over ask in cash, you can now get the home at list or under plus the seller concession which means you’re bringing less money to the table to make the deal happen.

🏠 Down payment assistance programs such as TSAHC and TDHCA have ways to get you your down payment as a grant, or a possible, second lien on the home that can be forgiven after a certain amount of time. You don’t need to bring 20% down of your own to get into your first home unless that would be the only way for you to qualify for a certain amount that you’re wanting to be qualified for. You may also think that you don’t qualify for down payment assistance based off of the income you may earn however, the income limits may be lot higher than you might think depending on your area. For Austin and surrounding counties, if a fam makes under $137, 875, they can be eligible for assistance!

💰 Checking in with a lender to figure out what exactly you can qualify for! Once you know then you can decide if you’re able to go ahead and start home shopping or if you need more time. And remember, think of home buying as a journey. You may not start off in your dream home, but you can take a step in the right direction to make the dream of home ownership come true! 🔑😁

Cheers to my clients who just closed on a GORGEOUS new construction home in San Marcos’ La Cima subdivision by Coventry Homes]. If you haven’t been out there, the drive through the neighborhood is stunning, nestled into the SM Hill Country with views every where you look. 🤩

This journey started about a year ago when I got a referral to help this family with their cross country move from VA. After we had a buyer consultation it was clear new construction would be the best path for them to have the home that fit their family’s wants and needs. Conventry Homes had the floor plan that would work for them the most, and numerous custom options to choose from. When they went under contract for this new build back in January, the build time was ranging from 12-14months due to supply and labor expected delays, BUT Coventry Homes] was able to complete this gorgeous home in 10 months time. My client’s had Christmas come early, as they will be able to spend their holidays settling into this beauty! 🎄 YAY!!
