Prices for the YTD for January 1st - February 29th, 2024

Sold average sales prices increased slightly by 0.14% to $533,274 ($428,000 median) this past week compared to the same time frame in 2023 when we had an average of $532,543 ($434,000 median).

Updates on Current Inventory
Today there are now 10,472 active listings on the market with an average current list price of $813,866 ($525k median). Homes with a current list priced above one million account for 1,832 of active listings (17.5%). The greatest majority of the luxury market is homes priced between 1 to 1.9 million (1,214 homes), dropping as the sequential price categories increase. In East Austin, Norman Commons will provide 156 affordable rental units for low-income families, addressing the city's housing crisis. Foundation Communities plans to offer a Learning Center and various free services, supported by a coalition of partners including Wells Fargo and Austin Housing Finance Corporation.

In a significant move to address the affordable housing crisis in Austin, Texas, the Texas State Affordable Housing Corporation (TSAHC) has allocated $31.5 million in Private Activity Bonds to Foundation Communities. This investment is earmarked for the construction of Norman Commons Apartments, a project designed to provide 156 affordable rental units for low-income families.

Nestled beside the Boggy Creek neighborhood in East Austin, Norman Commons will offer a lifeline to households earning no more than 60% of the Median Family Income. Of the 156 units, 16 will be reserved for those at risk of homelessness, a demographic that has been hit hard by the city's rising housing costs.

The development will be part of a vibrant community that includes commercial buildings and apartment complexes. It is located within the Austin Independent School District, adjacent to Norman-Sims Elementary, making it an ideal location for families with school-aged children.
