Filled with relief as The Real HouseDives, LLC completes another chapter. I was introduced to the seller of this house in January (coincidentally our 2024 and 2023 flips were neighbors to her daughter). It took 4 months for the purchase to close due to the probate court. Then, just like the challenge of the purchase, the sale took weeks of escalating a case through the VA to get the buyer’s appraisal cleared. In the middle of that, not only did we remodel the house, but that included getting my hands dirty planting grass, landscaping, building a pergola, xeriscaping a side yard and patio, staging, multiple plumbing disasters, taking ton of social media content, hosting numerous completely empty open houses, and driving to Kyle 3x/week for 3 months to water flowers.

Was it fun? Questionable.
Did we make money? A little.
Did I learn from it? Absolutely.
Will it make me a better realtor? Certainly.
Will I do it again? Once I forget the chaos.

Just felt like ranting in this house. They call it the “endowment effect,” when you, as an owner, think everything you have is worth 25% more than everyone else does. Cool house though, but not ready to be priced at the top of the market.
