My unexpected takeaway about scaling - let people know “I couldn’t do this without you”.

Your clients, vendors, partners, team members, family, etc let them know how valuable they are to you and your business.

I definitely don’t do this enough, not intentionally, but need to express my gratitude more to everyone I have the pleasure to work alongside in REI.

At least you’re eating?

Borrowers - we have money to fund your closing and draws. Quick.

Lenders - can’t fund deals? Send it over, we’ll take care of you and borrower.

Brokers - we have plenty of money to lend on flips, new builds and rentals.

We’re your lending partner - protecting your and our investment looking at the deal realistically. We won’t “fund anything and everything”. Those days are gone and those lenders closed.

We all wear a lot of “buttons” in the industry - can’t be cornered into one niche if you want to survive and thrive no matter the market conditions. Or is that true?

“Jack of all trades, master of none”?

Or is this a market to be nearly singularly focused on one thing to do well?

I know when I’m busy lending, have a maintenance or tenant issue at one of my rentals AND just bought another flip I feel like Im likely missing some quality somewhere.

Obviously disappointing.

However I’ve said it and continue to say it - if you’re buying rentals or BRRRRing rentals there’s no better time to buy cheaper homes.

I’ve been actively making $200k-$300k offers in Austin MSA. It’s been a loooooong time since that seemed plausible. Who cares what the DSCR rate is if I’ll refi down the road? Need to buy cheap now to cash flow.
