The April numbers are out, and here's what they're telling us:
• 5,405 new listings (↓ 6.7% YoY)
• 11,592 active homes (↓ 15% YoY)
• 3,411 pending sales (↑ 15.4% YoY)
• 2,648 closed sales (↑ 2% YoY)
• 67 avg. days on market
• $440K median sales price (↓ 1.9% YoY)
• 94.3% list-to-sales price ratio

Less inventory, more pending sales, and prices are holding steady. That's not a slow market; that's a strategic one.
Sellers need to price right from day one. Buyers have real leverage right now, but competition for well-priced homes is picking back up.

Even with mortgage rates sitting at some of the highest levels we've seen in recent years, buyers are still actively entering the market, and pending home sales are continuing to outpace last year's numbers.
What stands out to me most is the continued demand heading into summer. We are seeing motivated buyers, tighter inventory in certain areas, and strong opportunities for sellers who position their homes strategically before the market becomes more competitive.
Private Exclusives and Coming Soon listings give sellers an advantage by generating early interest and visibility before listings officially go live. Timing and strategy continue to matter in this market. 🏡
