Let me be blunt: Your price is wrong.

It's not what you want to hear. Your agent said it was “priced competitively.” You based your go to market off other active homes or homes that aren't comparable.

Here’s the thing: The market doesn’t care. The market decides the price. Period.

30 days on Market = no offers
30 days on Market = no showings
30 days on Market with 1-2 showings

the market just said “no thanks.”

The brutal math:
Average home takes 30 days to sell with 12 showings. You need 3-4 showings per week.

Getting 0-1 per week? Pricing problem.

Getting showings but no offers? Pricing problem.

Here’s how we price listings to actually sell:
Pull closed comparables from last 30-45 days

What actually CLOSED. Real money that changed hands.

Analyze days on market vs sale price
Homes that sold fast got asking or above. Homes that sat on market chased the sale with more price reductions.

Factor in condition honestly

If comparable homes are updated and yours isn’t, you’re not comparable.

Look at active competition
Similar house priced higher? Buyers won't tour an over priced home.

Set price to generate activity
3-4 showings per week minimum. Not hitting that? Problem.
Monitor feedback obsessively

“Priced too high” three times? Market is screaming at you.

Move quickly when data says move

Wait another 30 days and you’re stale AND overpriced. Worst combo.

Bottom line: The longer you sit, the less you’ll get. Buyers see days on market climbing and smell desperation.
