Buying a fixer-upper? Get ready for a wild ride!

To keep your sanity intact, I'm sharing some priceless tips. In fact, consider this your Home Reno Survival Guide:

1. Get creative when it comes to the kitchen...especially if it's in shambles due to your reno! Set up a "satellite kitchen" in your laundry room or even living room with your toaster oven, air fryer, slow cooker - whatever you use the most. Don't let yourself get caught in the take out trap!

2. Don't tackle all your bathrooms at once! This will leave you without a space to freshen up. You'll thank me later!

3. Early mornings are a given with contractors around. Make sure you get as much sleep as possible to be at your best during the day. You'll need that well-rested mind to make some serious decisions!

4. Remember that renovations can be stressful for fur babies. Create a safe and comfortable haven for your pets. If you're in the middle of a big project, consider boarding them with a trusted friend or neighbor.

Don't forget that while mess can be hard to handle, it's temporary and a sign of progress towards your dream home.

PLAY IT COOL.

Here's the deal: when you're at a showing or an open house, you need to play your cards close to your vest.

Let's say you walk into a beautifully renovated home that fits your budget, and not only does it check every box on your must-have list, but even a few on your nice-to-have list.

What you don't want to do is start gushing about how much you love everything you see. Not to me, not to your partner and definitely not to the listing agent!

If the seller knows how much you love the property, you're going to lose your negotiating power when you submit an offer.

While you can of course point out features that you like, the best way to show the seller that you're interested is by submitting a smart and strategic offer, -- and I can help you do that!

But while you're in the house, do your best to play it cool so you can have more leverage and snap up that dream property.

Dreaming of a home makeover? Let's get real before you start knocking down walls.

Here are 5 things you need to know:

1. Patience is key. No matter how carefully you plan, you should always expect delays and be ready to adjust your expectations accordingly.

2. Know your budget. Builder quotes often only cover labor. You'll need to factor in material costs, permits, and unexpected expenses to avoid financial surprises along the way.

3. You're going to have to be your own project manager. Contractors will need your input throughout the process, so be sure you're available to answer questions and make quick decisions.

4. Expect the unexpected. Things rarely go according to plan. Be prepared for minor hiccups and know that you may have to adjust your schedule and/or budget accordingly.

5. Research and find a qualified contractor you trust. Don't forget to get multiple quotes and compare them carefully.

The secret to a cleaner home is a “closing shift" -- so says TikTok!

In a retail store, working the closing shift typically involves a block of time at the end of the day dedicated to putting items back where they belong, straightening up shelves, and refolding or rehanging clothing.

A closing shift for your home is basically the same thing. Take 20-30 minutes every night to reset your space before going to bed, and wake up to a refreshed home every morning. I'm not talking about a deep clean, but tidying up couch pillows and blankets, cleaning up from dinner and putting away dishes, putting away clothes and shoes, and addressing any mail or paperwork that piled up throughout the day.

By doing this consistently each night, you'll not only start your day feeling calmer and more organized, but you'll keep big messes from accumulating and save loads of time.

1. Are you licensed and insured? Ask to see their license and proof of insurance.
2. How long have you been in business? You want to choose a builder with a proven track record of successful projects.
3. Do you have references? Client references will give you valuable insights into the builder's work ethic and quality standards.
4. What is your process for estimating and budgeting projects? Make sure you understand how the builder will estimate the cost of your project and manage your budget as construction goes along.
5. What is your warranty policy? Reputable builders will offer a warranty on their work.
6. How will we communicate during the project? Discuss with your builder how often you can expect updates.
7. How will you handle change orders or modifications to the original project plan? And don't forget to ask how change orders will be priced.
8. Who will be responsible for getting the permits? Make sure you also understand what they cost.
9. What are your safety protocols? Ask how the builder will ensure the safety of their workers and your property.
10. Do you have a dispute resolution process? Unfortunately, disputes can sometimes arise. Find out how the builder will work to resolve any issues that may come up.

Selling your home in the winter time can present some unique challenges, especially when you wake up on open house day to rain, leaves all over the place or that always-fun "ice day."

Here's how to make your home shine.

-Clear the walkways and driveways to ensure potential buyers can get to and from your home.
-Decorate your porch with winter-themed accents like pinecones, wreaths, and lanterns. Don't forget to open curtains and blinds to let the sun in so they can see why you have loved your home.
-Cozy up the living room with blankets, throws, and fluffy pillows. Light candles and fireplaces to create a sense of comfort and relaxation.
-Bake cookies for potential buyers to enjoy during showings -- there's no shame in slice and bake! (it will also make your home smell amazing).
-Feature quaint reading nooks with warm blankets and lamps or set up a home gym or playroom to show how versatile your space is.
-Make sure there are doormats at entryways to keep floors clean and use light-colored rugs to brighten up the space and reflect natural light. We can also provide booties so buyers don't track dirt and mud throughout!
