Every real estate agent you know is shouting, "LOW INVENTORY! LOW INVENTORY!" Maybe so much so that you've tuned 'em out or keep thinking, so what? What's that got to do with me? ⁣🤷🏻‍♀️

Truth is if you're a homeowner thinking to sell or a home shopper looking to buy, low inventory means EVERYTHING! ⁣

FOR THE HOMEOWNER LOOKING TO SELL:⁣
• The time is NOW! With low inventory (translation: not that many homes are for sale), you're not going to have to compete with as many other homes to attract buyers.⁣
• Even with low inventory set your asking price at market value. Doing so means you’re likely to attract more buyers and possibly set off a lucrative bidding war.⁣
• You're going to get a greater return on your investment. Rising prices mean that homes are also gaining value!⁣

FOR THE HOME SHOPPER LOOKING TO BUY:⁣
• Time is of the essence when inventory is low. Do everything you can NOW (gather down payments funds, get pre-approved, have your home ready to sell) so when you find your dream home you. can act, and act fast!⁣
• Keep your offer as "clean" as possible. Now isn't the time to pack your offer up with contingencies, concessions, closing dates, or repairs.⁣
• Beware of renegade emotions. Whether it's a competitive bidding war or losing out on another home you just KNEW was the one, fight to keep your emotions in check. Stay patient and stay in the game — the right house will come along at just the right time. ⁣

If you have even the slightest inkling of selling, DON'T PUT IT OFF any longer. At least speak with an agent who can help you assess the changing market conditions and let you know what you can expect to sell your home for — chances are you'll be pleasantly surprised! 🏡

Only look at homes you feel confident you can comfortably afford -- it’s one of my top pieces of advice for homebuyers. ⁣

You might be wondering, “how do I know how much home I can afford?⁣”

• Most experts recommend using the 28/36 rule which means you shouldn't spend more than 28% of your gross monthly income on housing and 36% on total debt (including your mortgage, credit cards, and other loans like auto and student loans).⁣
• For example, if your salary is $75,000 per year, your gross monthly income is $6,250 ($75,000 divided by 12). Your total housing costs (principal, interest, taxes, and insurance) shouldn’t exceed $1,750 per month (28% of $6,250).⁣
• Keep in mind the 28/36 rule is just a general guideline. Adjust the percentages to your own comfort level and financial goals. ⁣

Playing around with your budget and ready to see some homes? Send me a message and let’s start your home search TODAY!⁣ And don’t worry.. even if you’re not in Texas, I can help you!

Have you considered purchasing a home but have no idea where to even start or how the process works? Maybe you’re renting because you don’t think you can afford to buy a house. Or do you own a home and you’ve considered investing in more properties but don’t know all the ins and outs of it?

I would love to be a resource for you and answer any questions! My biggest motivation for getting into real estate was to help other people; I truly feel that’s my purpose in life, whether that be my friends and family, coworkers, or complete strangers.

So y’all… no matter where you live or how well you know me, please use me as a resource for your questions. DM, call, text, or email me! When it comes to buying or selling a home (the biggest asset you will probably ever own, btw), there are seriously no dumb questions. Plus, I absolutely LOVE talking real estate.. it’s so fun for me! I can assure you that if I don’t know the answer, I will find someone else who does and get your question answered. 😊🏡

So you’re refinancing (awesome!) or buying a home (congrats!), and you know you need a mortgage. ⁣
Before you head to the bank or talk with a lender, you might want to know the difference between a conventional, FHA, and VA loan. ⁣
Here’s a crash course:⁣
Conventional loan:⁣
Definition: A conventional loan is a loan not insured by the government. This means there’s no guarantee for the lender if you fail to repay. ⁣
Down payment: Because it’s not insured, a conventional loan requires a 20% down payment. ⁣
Special considerations: Can’t do 20%? Then you’ll need to have private mortgage insurance (PMI). PMI picks up the tab for your lender if you happen to default on the home.⁣
FHA loan:⁣
Definition: A FHA loan is a loan insured by the Federal Housing Administration (FHA). ⁣
Down payment: Because it’s insured, a lender can offer a downpayment as low as 3.5% of the purchase price.⁣
Special considerations: You’ll need a credit score of at least 580 with 3.5% down, and 500 with 10% down.⁣
VA loan:⁣
Definition: A VA loan is a loan guaranteed by the Veterans Administration (VA). It is only available to current members of the U.S. armed forces, veterans, national guard or reserves, and surviving spouses.⁣
Down payment: There is no minimum down payment or PMI required for buyers purchasing a primary residence.⁣
Special considerations: Borrowers do pay an initial funding fee — a one-time charge between 1.25% and 3.3% of the loan amount.⁣
Have you thought about buying a home but have no idea where to even start? Shoot me a message. I’d love to answer your questions and help in any way I can!⁣ 🏡
