• 85 average days on market ⬆️
• 5,009 new listings (+3%)
• 10,867 active listings (+8%)
• 3,357 pending sales (+15%)
• 2,593 closed sales (slightly down)
• $426K median sales price ⬇️ 3% year over year
• Homes are selling for an average of 92% of list price

What this means: More homes are hitting the market, giving buyers more options—but homes are taking longer to sell, making pricing and presentation critical for sellers.
