January Statistics | What's going on in the market?

Both buyers and sellers entered the market with renewed interest since the end of last year.

💸Two key trends to look at:

1️⃣We had a large median price drop (year-over-year) combined with no changes in inventory (month-over-month).
✨A key sign of an adjusting market: While there was a 6% home price drop from January '22 to January '23, the largest since July '11, the supply from December ’22 to January ’23 remained flat at 2.7 months of housing inventory. We still need houses.

2️⃣Available inventory (year-over-year) and pending listings (month-over-month) have both increased.
✨ A key sign of seller entry: From January ’22 to January ’23, housing inventory increased from 2.3 Months to 2.7 months.
✨ A key sign of buyer entry: Pending listings increased 32.4% to 2,581 from December ’22 to January ’23.
