When it comes to buying new construction, asking the right questions can be the key to a smooth experience from start to finish.

Ask a builder these three questions before getting started:

1) Is there a lot premium?
Knowing whether there's an additional cost for premium lots can help you find the perfect location within your budget. Unaware buyers can easily fall in love with lots that subtly or significantly increase their costs.

2) What are the standard finishes?
Get familiar with the standard features and finishes included in the base price of the home. Then, you’ll be able to decide what upgrades are best based on your preferences and style.
Popular upgrades that may up the value of your home in 2023? Higher ceilings, added square footage (bump out a wall), and energy-efficient windows.

3) How flexible are you with customization?

Every builder has their own level of flexibility when it comes to personalizing a home. While some may be open to significant structural changes, others might stick strictly to predetermined layouts with minor adjustments.

Wondering what it actually costs to buy a home?

Buying a home is a significant financial commitment, and understanding the potential costs involved is essential. Let's take a look at three fictional scenarios to help illustrate potential costs at different price points.

1. Jace | The Starter:
Jace is a newbie in the home buying game, considering a townhouse that has a market price of $250,000.
With a 20% down payment, a 30-year mortgage, and an interest rate of around 5%, Jace’s monthly payment would come to about $1,074. Include property taxes, insurance, and any potential HOA fees, and his total monthly expenses would come up to around $1,374.

2. Geneva & Patrick | The Upgraders:

📣Market Update📣

Happy Friday! This week we attended a local Housing Summit with economic experts local and national, along with business leader of Opportunity Austin and the Mayor Kirk Watson. I thought it’d be of value to share some of the highlights and take aways from this weeks Housing Summit.

The big topic of concern over the past year is Inflation, which is inching closer to the 2% trend line BUT with such a strong labor market and 3.4% unemployment the FED will likely keep raising the rates.

Second topic in question, Interest rates. The Fed did raise rates again this week and all of the economists say they will remain above 6% at least through the end of 2023. From my perspective since home prices are down and the market isn’t as competitive, it’s still advantageous to buy. From May of 2022, the peak in home prices to June 2023 we saw an 11% decline city-wide in house prices. As of July 2023 we are at 10% down which indicates a slight growth in prices over the spring.

Austin is still one of the best cities in the country due to the robust job growth 4.4% year over year, a highly educated work force and continued population growth. Over the past year, the largest sector of job growth is from Business and Financial sectors, with Leisure and hospitality a close second. L&H was so hard hit during COVID that the category had a lot of growth opportunity over the past year.

Our overall take away - Austin is still one of the top cities to live, and invest. Even though the housing market has cooled off, we still do not have enough housing in the pipeline to meet the demand of the future growth. Austin needs to create housing inventory, create density, streamline the building & development and create more affordable options.

Hello and Happy Friday! I apologize for not posting for a bit, but here is this Friday's Market Update!!!

This week, it is notable to mention the large fluctuations in the interest rates over the past 10 days. We saw a slight decline in rates towards the end of last week as positive data around inflation numbers was shared. Even still, the inflation rate is not dropping quickly so it is likely by the end of July we’ll see another increase in the federal fund rate which trickles into mortgage rates.

We did see a larger amount of homes come on the market this week than we have seen in the past 6 months. There is a large pool of available properties for buyers to chose from which is why it’s taking longer to sell homes right now. Buyers have the ability to be choosy and pick the best home for themselves vs. settle on something just to get a house as was the case over the past 4-5 years.

Overall, we see signs of being in a balanced market. Some experts tell me that rates will start to drop in the fall but it all really depends on inflation. The faster inflation falls, the sooner we’ll see rates decline. When that happens, we're pretty sure we’ll see homes moving quickly again.

Have you ever found yourself standing in your living room, looking around, and thinking, "Should I move? Is now the right time to sell? Is there a home that would fit me better?"

I get it, I've been there too. And so have hundreds of other sellers.

Market Update!!!

Happy Friday to you! I hope you’re staying cool with our brutally hot summer weather. This week our market had a pick up in the number of homes sold, which is likely due to the upcoming holiday weekend. I tend to see an increase in sales right before a holiday because people loved to get moved when they have time off work.

Overall, market seems really flat - I'm not seeing much movement up or down in our pricing overall. Indicators still show us that our prices fell substantially last year and early this year and we are in the price stabilization. On average, days on market runs around 55 days - which means a home will be listed for sale on average for 55 days before going under contract.

I am still watching micro and macro markets closely. My team and I say routinely that this market is either "HOT or NOT" and it really depends on the specific property, neighborhood and price point.

We will continue to help our clients get their homes into top dollar condition and are also finding lots of good deals and opportunities for buyers willing to move. There is opportunity out there and if you’re a buyer, even with higher rates, these lower priced homes are a better value in the long-run.
