⚡️PROGRESS UPDATE!⚡️

I know it has been a little while since posting an update but wow, do I have some lessons learned for you all! 👀👇

🔨So much progress in regard to the interior that is nearly complete! I completely gutted the kitchen, appliances came in damaged, but luckily I was able to replace those within a week.

💡Floors, paint, lighting, new doors, base, hardware all done! The popcorn ceiling being gone made a huge difference to not feel like we were living in another decade. Of course my floors were not covered properly and there were some scratches but Mineral Spirits will get these minor scratches right out if you are using LVP.

🎨The paint isn't even completely done and already the PRIMER makes the whole thing look better. In hindsight, I will make a better effort to get all of the old cables knocked out BEFORE paint goes on but luckily that was easily rectified.

🪟Last items to go in... WINDOWS! I was waiting on windows for 9+ weeks because since this house has never had a window update since it's existence in 1975 to say the sizes were standard would be putting it lightly. They finally arrived! And going in this week. More updates on these next time.

🌳Final landscaping is up next...

⌛️My time is running out! Only a couple short weeks left and then this baby goes on the market for rent. I am likely going to seek out a photographer for professional pics 📸 so I can set my listing apart versus the others. Send anyone you know my way.

Hi Friends!

Growing up my dad always told me to "walk the walk..."
In addition to helping you grow your business , I too am a real estate investor. I'm excited for you all to join me on my journey!

📊The Opportunity📊
My husband and I bought a duplex in North Austin as part of an off market /wholesale deal. Typically with these kind of sales, you have to close FAST (as in 1-2 weeks!)

💸The Financing Strategy💸
We went with a bridge loan through Rain City Capital so we can wrap in my renovation budget as well. We plan to front the costs until we're at the end of the project. We'll then request a draw, paying interest once / at the end of the project. (However, the comforting part about this strategy is we have access to these funds the whole way through if we need them!)

🥅The Goal🥅
The plan is to renovate, rent and the rate-term refi into a conventional loan ASAP. A higher appraisal = no more money to the table.

‍🪛The Reno Plan🔨👷🏼‍♀️
One side (Unit B) is tenant occupied, under market rent. The other side (Unit A) is vacant. We are going to renovate Unit A as quickly as possible so we can refi; but we will be updating the Unit B after the first of the year as the tenant will be vacating at the end of their lease.
I have decided to manage the project myself acting as general contractor and am purchasing most materials to save costs. 🏡Videos of the before / after along with a brief description of each step of this project are forthcoming.

Welcome friends! I'm so excited you have joined me here as we navigate the real estate market and grow your investments... together.

A little bit about me... I'm born and raised in the bluegrass state but call Austin, TX home; I moved a lot climbing my way up the corporate ladder until it just didn't work for me and my family anymore. I decided to take control of my own future. On my own terms. I couldn't be happier with my decision as well as more to come on what I've been working on as I share my journey. Stay tuned!

My two kiddos pictured are the loves of my life; my husband is an amazing dad and an even bigger supporter of me. I love to travel and live for new experiences.
