👀I’ve had my eye on this one for a while for my investor clients. Glad to help them make it happen! This will be a short term rental in south Austin.

⏰This time of year I work with many investors to buy properties so they can realize tax benefits through bonus depreciation, cost segregation, and other benefits of managing an active short term rental property. Many of them are able to wipe out w2 income taxes from their primary job.

The colors and sites in Utah were unbelievable! I had never hiked in yellow aspen groves before. We somehow found the only three hour window with no rain for our entire trip.

The most amazing site was when we got to see autumn turn to winter and see the first snow fall in deer Valley...then driving down from deer Valley we saw a full rainbow!

Other than sites, Jason Stoddard got to catch up with a friend and play pickle ball, stroll Main Street, spend some time in the hot tub at our HomeExchange | #1 Home Swapping Community, and overall explore.

Every time I’m in Utah I ask myself why don’t i love here… maybe someday…. not sure I could handle that much snow!

Woohoo! Two and half year ago I wasn’t sure short term rentals were still a great investment. That was before I fully understood the tax benefits of strs over ltrs and what the 2025 bill revitalized.

Today I work with investors who already understand the tax benefits and are at the same place I was. They want to buy their first str and offset their active income taxes.

I have clients who have made 100k+ worth of w2 income taxes disappear. Sometimes it feels unreal but it’s not a loophole. Running an Airbnb is running an active business. Real estate gives you depreciation.

When a lender unsolicited leaves you this review it’s meaningful!

This transaction was the biggest team efforts I have ever seen. It took a lot of seasoned tactical maneuvering from both agents, the Lender, the title company, the renovation company, the inspector, and the hud.

Although it was difficult, we had a seller that wanted to sell and a buyer that wanted to buy and that’s really what matters! They trusted us as the professionals to help them make it happen and we did.

It all started on the day I was leaving the country for vacation and thanks to Lily Kuykendall for stepping in and taking over while I was gone!

Somehow, I always get the really complicated ones. At first, I resented it but now I enjoy the challenge. DM me if you have a complicated real estate situation!!

🎯The client needed a hybrid commercial space that allowed for office, kitchen, and warehouse with specific requirements between Austin and San Antonio and found just the space in Kyle, TX!

🛠️We located the space about year ago and it was an almost build shell. They then came in and finished it out.

🙌Client from Brittany, I worked with them directly and James brought the commercial expertise!
