Here is a Lake Travis number worth a closer look, because the headline version of it can quietly mislead you.

Over the last three months, the median single family home in 78734 sold for about $616K. On its own, that sounds like a tidy, knowable market. It is not. This zip code has one of the widest price spreads anywhere around Austin.

In just the final days of May, homes in 78734 closed at $425,000 for an off water place, $474,000 for a condo, then jumped to $1.65 million for a lakefront home and $2.38 million for an estate. The median lands in the middle, but there is barely a middle to land in. You have an entry market and a waterfront market sharing one zip code, and they behave almost nothing alike.

This matters because averages get quoted all the time, and a 78734 average is one of the least useful numbers you can lean on. If you are looking at an off water home, the waterfront sales are not your comps. If you are eyeing the water, the condo sales are not your comps either. Same zip, two different conversations.

It is the kind of thing I would rather you know before you fall for a listing or set a price. The goal is never to make the market sound hotter or softer than it is. It is to make sure you are reading the right half of it.

Austin really is two markets in one metro right now. Out in Westlake 78746, the median sits near $2.4 million and is up about 30% from a year ago. Drive southwest to Circle C Ranch 78739 and the median is closer to $748K, with a lot more homes to choose from than last year.

78704 is one of Austin's most talked about zip codes, and for good reason. Travis Heights, Zilker, Bouldin Creek, Barton Hills. Central location, walkability, and strong long term value.

But here is what most people don't realize: there are still entry points.

Condos and townhomes in 78704 start in the mid $400Ks. Older bungalows on smaller lots occasionally come in under $700K. And with 5.3 months of inventory across Austin right now, buyers have more room to negotiate than they have had in years.

The key is knowing which streets and blocks still offer relative value compared to the rest of the zip code. That is where local knowledge matters.
