Multi-Family had been one of the hottest real estate asset classes across the US and especially here in Austin, TX. Over the last several years since the real estate market had been screaming up the cap rates in Austin had compressed to 4.25% on average as recent as January 2023. Now CoStar shows Multi-Family deals in Austin transacting on average at 4.8% Capitalization Rates.

Rising debt over the past 12 months is starting to show its effects. Average MultiFamily in Austin had dropped to a 4.25% cap rate and had experienced rent increases over 20% in 2022. Now we see the slowing of those favorable key indicators in MultiFamily with rising cap rates (lowering of value) and sagging rental rates in Austin, TX and declining price/door nationwide.
