🏡 Home Loans & Benefits for Disabled Veterans in Texas 🇺🇸
If you're a disabled veteran, you have exclusive homeownership benefits that can save you thousands when buying a home in Texas. Here’s what you need to know:
✅ VA Funding Fee Waiver – The VA charges a funding fee (0.50% to 3.30% of your loan amount), but if you have a VA disability rating of 10% or higher, this fee is completely waived every time you use your VA loan.
Here’s how much you save on a $400,000 home:
First-time VA loan users (2.15% fee) save $8,600
Second-time VA loan users (3.30% fee) save $13,200
Normally, this fee is either added to your loan amount or paid at closing, increasing your monthly payment. But as a disabled veteran, you don’t pay it at all—keeping thousands in your pocket!
✅ Higher Loan Qualification – VA disability compensation is non-taxable, which means lenders can “gross up” this income by up to 25% when determining how much home you qualify for. For example, if you receive $4,000/month in VA disability pay, lenders can adjust that amount to $5,000/month, potentially increasing your home price approval by $80,000 or more!
✅ Property Tax Exemptions – Texas offers partial or full property tax exemptions for disabled veterans:
50% VA disability rating = $10,000 reduction in your home’s taxable value.
100% VA disability rating (or 100% unemployability) = 100% exemption from property taxes on your primary residence. That’s zero property taxes for life!
✅ No Property Tax Escrow with Some Lenders – If you're 100% exempt from property taxes, some lenders don’t include property taxes in your monthly mortgage payment from day one, lowering your initial payment. Not all lenders offer this benefit upfront!
✅ Veterans Housing Assistance Program (VHAP) – If you’re a Texas resident with a 30% or higher VA disability rating, the Veterans Land Board (VLB) offers a special loan program that may secure you a lower interest rate. This can save you hundreds per month, especially if you have a lower credit score.
✅ Adapted Housing Grants – If you have a service-connected disability such as loss of limbs, severe burns, or blindness, you may qualify for a Specially Adapted Housing (SAH) or Special Housing Adaptation (SHA) grant to build or modify a home that meets your needs.
These benefits make homeownership more affordable and accessible for disabled veterans.
