Hi friends! 🏦Back in April, I had a buyer close on a property at 7.6%, 30yr fixed using a non-QM loan.

(Non-QM loans = a type of mortgage loan that allows you to qualify based on alternative methods, instead of the traditional income verification required for most loans)

🏡Now, current rates are over 7% for the qualified buyers that are looking. Can you guess what a non-QM loans look like? My buyer back in April is happy.

👉🏻We have to start realistically looking at the opportunities and what the future holds for us.👈🏻

🌎Do current political affairs give us confidence that rates will rise or drop? What are my goals? Am I in a financially secure position? Can I afford the mortgage payment or not? Do the numbers work?🧮

💸Getting into Real Estate is more than just about money.

🤔Homeownership isn't for everyone. There are a lot of advantages and disadvantages.

🥳As a new myself, it's completely changed my life. I have more space, my dogs have a front AND backyard.

🥂I can host and entertain a lot more people here versus the old apartment.

😳It can also be a lot more expensive.. than a studio or bedroom apartment.

But I know I'm "paying myself back"💰 Building over time!

🛠️Constant upkeep, maintenance, and repairs! Something I never had to think about when I was renting. There are pros and cons to everything. What will work for YOU? 🏡

🇭🇰Hong Kong Carousel: Back in March, I was able to visit HK after my Bali travels✈️

⏳It’s probably been more than a decade since I’ve been visited. If you’ve never been to HK, it’s literally a street photography haven.

📸Each second spent there was amazing. Crowded with people everywhere, at any given moment.

🗣️Besides English, Cantonese is the dominant language spoken in HK. The dialect of Chinese which I also speak! I’m definitely not fluent in it but it felt good to know I could still converse in conversations.

🐘These gentle giants are taken care of by a lovely staff. Take as long as you want here because there is so much to see! From what I know, the elephants rescued from Sumatran years ago. Tortoises included🐢
