✨Client Success Story✨

A previous remodel that didn’t go as planned could’ve stalled this sale—but with the right strategy, we helped restore confidence and got this Avery Ranch home under contract in just over two weeks.

A huge relief for the sellers and an exciting win for the buyers. Transactions like this truly test our skills—and this one really stands out. We are of how it came together!

When one switch only works if the other is in a certain position, that’s a clear sign something isn’t right āš”šŸ‘€

In this Inspector’s Eye tip, Michael — a licensed home inspector and licensed REALTORĀ® — identifies faulty wiring at a 3-way switch and shows how this common issue presents during an inspection. Catching issues like this early helps prevent unnecessary nuisance and unexpected costs down the line. šŸ”ŒšŸ”

Texas property taxes are back in the spotlight šŸ‘€ Our Lt. Governor says he’s pushing another tax cut next legislative session. This year we saw the homestead exemption jump from $100K → $140K, and now the proposal is to raise it again to $180K and lower the senior exemption age from 65 → 55.

Good news… but here’s the truth: none of this helps first-time home buyers actually get into their first home.

So here’s my idea šŸ‘‰ If you’re buying your first home under a certain price point, you should get a 1-year property tax abatement.

Example: On a $400,000 home, that’s roughly $8,000 saved in year one. REAL breathing room. Real help.

Texas gives massive tax breaks to giant companies (hey, Tesla šŸ‘‹)… but homeownership drives the economy too. You’d still have to qualify based on full taxes — but that first year with no property tax could keep people from drowning on day one.

What do you think? Would a one-year tax break help first-time buyers finally get in the door? Drop your thoughts below šŸ‘‡

šŸ“ˆ What will Austin real estate look like in 2026?

Multiple sources — including NAR, Wells Fargo, and top economic forecasters — are projecting a 17% increase in nationwide home sales and roughly 4% appreciation in 2026.

If you’re planning to sell in the next year, now is the time to re-evaluate your home’s true market value.

Our team lead, Jenai, has completed full appraisal training coursework, sharpening our valuation expertise. We’re offering free, detailed market analyses for Williamson County + Travis County homeowners.
Why it matters: Texas is a non-disclosure state — closed sales aren’t public. Those online estimates? They mostly pull list prices, NOT sold prices… which means the numbers are often way off.

If you want an accurate valuation based on real MLS data, comment Valuation or send us a DM.

Your 2026 strategy starts with knowing your real number. šŸ”āœØ
