February saw dynamic shifts in buyer activity for single-family homes in Austin. Mid-month, new contracts dipped but rebounded strongly in the final week, coming in just 5% lower than last year and setting a promising tone for March.

Meanwhile, new listings jumped over 7% to 1,038, and the median sale price climbed 7% to $615,000. With spring on the horizon, sellers are ready to seize the moment, and buyers seem eager to keep up.

Do you LOVE data and graphs? The February 2025 Compass National Real Estate Insights report is out with 106 pages for you to geek out on.

Nationally “28% of homes were purchased by first time home buyers; 17% went to investors or vacation home buyers; all cash sales made up approximately 29% of the total; and 84% of buyers purchased in suburban or rural areas.”

Locally, sales prices are down from the all time high pandemic high, and currently still higher than pre-pandemic values.

Just a quick reminder—if you recently purchased a home in Texas, don’t forget to file for your homestead exemption! This can help lower your property taxes, but you must apply by April 30 to take advantage of it for this year.

You can file online through your county’s appraisal district website or submit a paper application. And be sure to have your Texas driver’s license or state ID updated with your new address, as it’s required for the exemption. Reach out with any questions!

Here Is What You Need To Know | Sellers entered the new year with enthusiasm, as new listings surged over 22% compared to last January, reaching 938. Buyer activity in Austin, however, remained steady, with approximately 593 new contracts written—a slight change of less than 2% from the previous year. Home prices saw minimal fluctuation, with the median sales price rising by about 2.2% year-over-year to $569,500.

4.9 Months of Inventory | An increase in new inventory and a slight decrease in sold homes brought supply up to almost 5 months' worth-- nearly 1 month's worth more than January of last year.

Buyer and Seller Clues | Homes took an average of 77 days to sell, down 9 days from January 2025. The Average Sold Price to Original List Price Ratio is a steady 91.7%. Up 2% from last year.

All in all, we’re still in a balanced spot. Sellers seem to have confidence, and buyer activity is staying consistent.

The City of Austin is planning to turn several blocks in front of the Capitol into a plaza that will be closed to vehicular traffic. The first phase of proposed construction uses funds from the 2020 Mobility Bond. The $22 million gets two of the four plaza blocks done. The rest of it would come from more bonds or grants. There is no projected completion date yet.

-Recycle or toss freebie cups and Tupperware containers without lids
-Compost or toss expired food and spices
