Texas Draws $4.8B in International Home Buys
It’s always exciting to see how Texas continues to attract international attention in real estate. Over the last year, international buyers invested $4.8 billion into Texas homes, snapping up around 7,800 properties—even as national numbers slowed, Texas transactions actually grew by about 4%. The typical international buyer here paid a median of $375,000, a bit above the state’s average of $334,000, and these buyers made up about 2% of all existing-home sales statewide—well ahead of the national share. Buyers from Mexico led the way with roughly 35%, followed by India at 14% and China at 9%, proving just how diverse the demand is. Most opted for suburban living, with nearly 60% choosing the suburbs and a strong 80% purchasing detached homes. Nearly 40% paid cash, too, which really shows how competitive the market can be. Texas ranked as a top spot for international homebuyers, claiming about 12% of the entire U.S. share, despite new restrictions making things trickier for some. As someone who believes everyone deserves a place to call their own—and has juggled everything from TSA shifts to pizza deliveries to owning two homes myself—it’s fascinating to watch the global appetite for Texas living grow.

Texas Home Prices Hit Record Highs
Watching Texas home prices soar to record highs—right around $441K—makes me think about all the young families and first-time buyers trying to find their place. Even with the broader housing slowdowns in other states, our Texas market is still moving, thanks in part to folks who, like me, believe everyone deserves a shot at homeownership. Yet, high mortgage rates in the mid-6% range are a real hurdle. I’ve noticed, just as the analysts mention, many sellers are holding firm on their prices or pulling their listings instead of adjusting to what buyers can manage right now. The market feels like a tug-of-war between expectations and reality, especially for those hoping to buy their first home.
