What is a deed? šŸ“œ

A deed is a physical legal document that shows the transfer of ownership rights to a property. During the home buying process, a title search is conducted to ensure the seller’s legal right to transfer ownership and that the property is clear of liens. The document must then be signed by both the buyer and the seller and filed as public record in the local county. The deed serves as protection for the homeowner against certain future claims.

Do you know the difference between an inspection and an appraisal? (It’s okay if you thought they were the same thing!)

An inspection is a comprehensive review of the condition of a home, from its structure to its internal systems. The inspection report can help a buyer determine potential major problems before closing.

An appraisal is an unbiased assessment of the fair market value of a home, using comparable sales. The appraisal is often required by the lender and is used to determine how much they’re willing to lend.

Phew! 🄵 As the temperature outside rises, so too does the electric bill. It’s never a fun choice to decide between sweating over your budget or actually sweating in your own home. So how can you lower your electric bill this summer?
- Ask for an energy audit (some utility companies do them for free).
- Unplug items not being used or use a power strip that can be turned off.
- Set the thermostat on a timer for when you’re sleeping or away from home.
- Change the air filters every 30 to 60 days to prevent them from clogging.
- Use energy-efficient appliances and only run them when they’re full.

The final walkthrough is one of the last things to take place before closing on a new home. It’s an exciting time and it’s easy to get swept up in your emotions. But this is when you want to be really focused and keep your eyes open for potential issues. So, what happens on the final walkthrough?

- Confirm that all the agreed-upon repairs were made.
- Check for any damage that’s new since the last walkthrough.
- Check all the fixtures are secure and door locks aren’t sticky.
- Make sure nothing is missing that was expected to remain.
- Test the appliances, water, and HVAC systems in every room.
