New plumbing system loading... 🛠️

Step one: cut the slab.

When you're completely reworking a home's plumbing layout, there's no shortcut. Before the new PVC lines can go in, you have to open up the concrete and create the pathways for everything underneath.

This is the kind of work that never makes it into the listing photos, but it can make a huge difference in the quality and longevity of the finished product.

One of my favorite stages of a renovation.

The sheetrock is going up, the windows are going in, and you can finally start to see the vision come together.

Up until this point, it's mostly framing, rough-ins, and a lot of trust in the process. Then suddenly the house starts feeling like a house again.

Still plenty left to do at Windfield, but looking good so far!

People think renovations are all cabinet samples, paint colors, and the fun before-and-after videos.

Reality looks a little more like moving lumber in the Texas heat because the delivery got dropped in the road instead of at the house 😅

Flips and renovations are a lot of problem-solving, pivoting, and doing whatever needs to get done that day.

Not glamorous but this is the part that actually gets projects finished!

Old Austin is changing again.

The former Nau’s Enfield Drug site in Clarksville is planned to become a new mixed use development called The Westlyn with 27 condos, retail space, and underground parking. The plans also aim to preserve pieces of the original site, including the Nau’s facade and Daniel Johnston's 'love is the question’ original mural.

Yes, you can move a gas meter in Austin.

On renovation projects, sometimes the existing location just does not work with the new layout, additions, driveway plans, or exterior design.

It is not as simple as “move it over a few feet” though.

You’ll typically need permits, coordination with the utility company, inspections, and a plan for where it can actually be relocated.

This is one of those behind the scenes renovation details nobody sees, but it can make a huge difference in how a project comes together.

Renovations are basically solving one problem at a time 😅

If you drove by right now… you’d think we lost our minds.

Roof is off at Placid.

But this is how you change the entire feel of a house. We’re raising it to get higher ceilings, better light, and a layout that actually makes sense.

The pretty part comes later, but this is a big part in making that happen!

Every flip looks clean on paper… until you open it up.

Pulled the floors at Placid and found a step down we didn’t plan for. Now we’re leveling it out before we can move forward.

This is the part no one talks about. There is always something. Always.

If you’re flipping, you have to expect it, budget for it, and stay flexible when it shows up. The deals that go sideways are usually the ones where people didn’t leave room for the unknown.

It’s not about avoiding problems. It’s about planning for them.

Newest project: Placid 👀

Right now she’s fully under demo, but the vision is finally starting to come together.

This is an older home with a really closed-off, chopped-up floor plan, so the goal here is to completely open it up, raising ceilings, creating better flow throughout the main living spaces, and adding a true owner’s suite that actually makes sense for how people want to live today.

One of my favorite parts of flipping is being able to walk into a space and see what it could be instead of just what it currently is.

Excited to bring this one back to life!
