My best advice if you want your property to sell, is to price it based on current market value, not what you want you want to net, or some “pie in the sky” 2021 sold price. That ship has sailed!

If you are thinking about selling in 2026, now is the time to contact a Realtor to help you, and to prepare your property to sell it.

If you know something in your home that is broken, leaks, squeaks, or is in disrepair, now is the time to repair or replace those items. No buyer wants a “honey-do” list of things to fix right after their purchase, nor would you!
If you know and DO disclose something on the State required “Seller’s Disclosure” form, buyer’s start making their list of repairs before the purchase and may reduce their offer, because they know about things in poor condition in advance.
However, as a seller, you may be setting yourself up for a lawsuit if you don’t disclose a known, or prexisting condition. My recommendation is to DISCLOSE, DISCLOSE, DISCLOSE!

I also recommend that home buyers obtain a home inspection, but even then, some things may not be discovered on the inspection. Inspectors are human. If you obtain 3 home inspections, they will all be different. Just pick someone experienced and that you trust to help you.

If you want to sell in a reasonable timeframe this year, it’s a good idea to price your home at average or median sale price. What you want to net from the sale has nothing to do with what a willing, able and sane buyer will pay for your property. It will sell for what the current market will bear. REAL ESTATE MARKET REPORT FOR APRIL 2025

Howdy Neighbors!
The Summer selling season has started and there are over 13,000 properties currently for sale in the Austin metro area. 15,000 homes are projected to be on the market before summer ends, so there is a lot of inventory for buyers to choose from.

The sold & list prices have increased 2.03% and 9.93% since May 2024 in the Spicewood Estates neighborhood. However, higher Interest rates and job insecurity are keeping buyers on the fence, especially those in the computer industry.

Of the top 10 employers in the Austin area, 6 are computer related companies, (Dell, IBM, Apple, Amazon, HEB, Charles Schwab, UT, Indeed, Q2 Holdings, Samsung, Seton Healthcare). Unfortunately, some of these computer companies are laying off workers.
There is 4.7 months of inventory in the metro area, which favors buyers.

If you want to sell your property this summer, my best advice is to price it according to the median or average sold comparables (for homes of similar size and condition as yours) that sold in the last 90 days.

What is the best feature your property? Make that “WOW FACTOR” the focus of your marketing & market that feature to the hilt! Buyers can afford to be choosey with the inventory that is available to them. Offering incentives such as rate buydown, closing costs, buyer agent commission, helps, too.

There is no sense visiting homes that you are not qualified to buy. It’s not only a waste of your and your Realtor’s time to do so, but very frustrating to look at million dollar homes, when you’re preapproved for a $400,000!
