An agent in my office had a client with a significant challenge: She had a client with $1.3M in equity from a California property sale, a looming capital gains tax bill, and no clear path forward. She knew she needed a specialist, so she reached out to me.
We held a discovery meeting, assessed the client's goals (generating enough annual income to replace his wife's salary), and built a strategy around commercial investment properties in the $3–4M range.
