The focus is on creating a more walkable and more welcoming street experience from Cesar Chavez up toward the Capitol. The improvements are designed to better support how people actually move through and spend time downtown, whether that’s walking, dining, shopping, or simply being outside.

Updates include wider sidewalks, improved bike infrastructure, upgraded lighting, and a refreshed streetscape that prioritizes comfort, accessibility, and everyday use. The goal is a more connected and more active Congress Avenue that feels better at street level throughout the day.

Buyers are moving forward with more confidence, sellers are pricing more strategically, and the result is a market that feels far more balanced than we’ve seen in recent years.

Here’s what happened in April across the Austin metro:

• Median home price reached $440K
• Pending sales jumped 15.4% year-over-year
• Closed sales increased 2% from last year
• Homes sold 18 days faster than in March
• Inventory tightened to 4.7 months

While national markets remained relatively flat, Austin continued to outperform thanks to strong long-term demand and steady population growth across all buyer demographics.

One thing is clear: today’s buyers are no longer waiting on the sidelines for dramatically lower rates. Instead, many are focusing on long-term stability and taking advantage of opportunities in the current market.

At the same time, sellers entering the market with accurate pricing are seeing stronger results and less need for major price reductions.

According to Zillow’s latest findings featured in House Beautiful, three design choices are helping homes sell faster and for more: turf, pergolas, and open shelving.

Turf creates that clean, always-green, low-maintenance backyard look buyers love, especially in climates where upkeep and water use matter.
