MARKET UPDATE: APRIL HOME SALES INCREASE FOLLOWING EARLY-YEAR MORTGAGE RATE DIP

AUSTIN, Texas — According to the April 2026 Central Texas Housing Report released by Unlock MLS & Austin Board of Realtors, the Austin-Round Rock-San Marcos MSA showed a notable shift in buyer confidence this spring as consumers actively re-entered the market during a brief window of lower mortgage rates earlier this year.

**Pending sales increased 15.4% year over year to 3,411 transactions in April, while closed sales rose 2.0% year over year to 2,648 sales, signaling continued momentum in the Austin-area housing market.

As the region heads into peak selling season, the market continues to show strength despite broader global economic uncertainty, reflecting steady demand and renewed consumer confidence.

On May 1st, the Unlock MLS & Austin Board of Realtors pulled out all the stops hosting its annual Industry Awards. This year’s gala at was themed Midnight Cowboy, so the evening was filled with glamour and cowboy hats.

MORTGAGE RATES AND THE MID EAST -- 04-2026

Can we even put the words "stable" and "rates" in the same sentence these days!? And yet, there are rumblings that mortgage rates have been slightly more stable in response to signals that the war in Iran could soon end.

Per an article posted by Homes.com, for the fifth straight week since the war's inception, rate averages reached 6.46%.

The article continues, "Now that there's a potential end in sight, though, things have calmed down, at least temporarily, according to Brad Case, chief residential economist at .com.

"The improvement has been based on optimism that global oil and gas shipments will not be as disrupted going forward as they have been by the United States attack on Iran," Case said. "If investors lose faith that President Trump will actually make anything better in the Middle East, the inflation premium could increase again, and mortgage rates could easily move back up."

In other words, there's not a particularly clear outlook for the mortgage market — at least not until there's more certainty in the conflict being resolved.

That said, borrowers have largely stepped back from the market. In March, refinance demand dropped 40% compared to the previous month, according to the Mortgage Bankers Association. At the same time, purchase applications have eased, though some buyers have still found ways into the market as inventory has risen, giving them more options."

What does this mean for those hoping to purchase soon? IT'S A BUYER'S MARKET. Though I hate to overuse a cliche, this is the time to "date the rate; marry the house." BUY NOW WHILE HOME PRICES ARE DOWN; RE-FI LATER WHEN RATES DROP.
