While some agents are sugar coating it and trying “convince” sellers to list - Let’s take a moment and be real. We all know it…. The Austin housing market has changed. Most sellers aren’t selling in Austin right now because they want to. They’re usually selling because life changed and they NEED to.

If you’re thinking about selling in this market, you need to understand what’s really happening right now and what you’re in for — not wishful thinking.

📉 Homes in the Austin metro are now averaging about 88 days on market before going under contract — the longest pace we’ve seen since 2011. 

That means homes are sitting far longer than we’ve seen in aboit 15 years.

• Inventory is up

• Most deals aren’t happening at 24–48 hours like they used to

Right now Austin basically has one rail line – the Red Line from Leander to Downtown. It’s a classic commuter line: fewer stops, spaced far apart, mainly useful at rush hour.

Project Connect’s new light rail is a different story:
• Focused on the urban core (North Lamar/Crestview → UT → Downtown → SoCo → Riverside)
• More stations, closer together = true hop-on/hop-off city travel
• Designed for all-day use – work, school, nightlife, errands

The feds just gave Austin’s light rail a top-tier rating, putting us in line for billions in funding and pushing this from “maybe” to “it’s happening” over the next decade.

It’s crazy sitting here in my hotel thinking about how far this journey gone. Just a few years ago, I was sitting in the zooms and on mastermind meetings with people who inspired me, soaking up every bit of knowledge I could find. Now, this Friday, I’ll have the honor of sharing the stage with David Adam Kurz at LPT Realty’s FallCon in Orlando at the Marriott World Center . 🙏

We’ll be diving into how agents can better serve their clients, grow stronger businesses, and build lasting success through LPT Realty’s agent first and agent choice model that’s frankly breaking the mold.

I don’t take this opportunity lightly (even though I misunderstood some important instructions this evening - sorry Robert Palmer 😬). LPT has truly changed the game (and my life)—with its culture, tools, and training—but most importantly, with the people who make it what it is. I’m grateful to play even a small part in that.

If you couldn’t make it to FallCon and want to learn more about what we’re building here, I’d love to share my experience. With a company that has seen this type of growth so quickly, there are for sure some growing pains, but the innovation outweighs those small speed bumps tenfold… at least for me.

I’m honestly a little blown away.

I’ve been invited to speak as a panelist and host my own breakout training at LPT Realty’s biggest national conference to date — FallCon — happening at the Marriott Resort in Orlando, FL.

This is the kind of thing I used to watch from the crowd (or online when I couldn’t afford to make a trip) taking notes and wondering how the heck those people got up there. And now… I’m one of them. It’s kinda’ surreal.

I’ll be sharing the real-world strategies that are working for me right now to server my clients at the highest level I possibly can — the wins and the lessons learned — and doing my best to bring some real value to agents.
