ISO Commercial Welcomes Samantha Marshall

ISO Commercial is proud to announce the affiliation of Samantha Marshall, who will focus on landlord and tenant representation throughout Central Texas.

With more than two decades of experience in hospitality and client relations, Samantha brings a service-driven approach to commercial real estate. She understands that successful representation begins with listening to her clients, understanding their objectives, and making those priorities her own. Her business acumen, organizational skills, sense of urgency, and strong communication make her a valuable resource for landlords and tenants navigating the leasing process.

Samantha has spent the majority of her life in Central Texas, growing up in San Antonio and eventually settling with her family in Austin. A graduate of Texas Tech University, her experience throughout Austin, San Antonio, and the surrounding communities has given her a deep appreciation for the region and the businesses that make it such a dynamic market.

Samantha joins ISO Commercial committed to providing responsive, thoughtful, and results-oriented representation. Whether assisting a landlord in positioning and leasing a property or helping a tenant find the right location for their business, her goal is to make the process seamless, strategic, and successful.

Outside of real estate, Samantha enjoys spending time with her husband and children and exploring Central Texas. With family ties to a ranch in Lockhart and a farm in Fredericksburg, her connection to the region extends well beyond Austin.

The Evolution of 306 S. Main Street, Suite 107

1914 ➝ 2026

In Buda’s earliest days, cotton was the lifeblood of the local economy. By the late 1800s, the Farmers’ Alliance established a cotton gin at the south end of Main Street, creating what would become one of the town’s most important commercial landmarks.

1914 – Local businessmen Henry Barton and Will Barber constructed Buda’s first brick cotton gin. The building that stands today is a remarkable example of early Texas industrial architecture with strong German influences, featuring arched windows, distinctive rose windows, and beautifully crafted masonry.

Built with brick from the renowned Butler Brick Company of Austin—whose craftsmanship can also be found in many of Austin’s historic landmarks. A representative from Butler Brick explained that the bricks were made at the Zilker Park location of Butler Brick and the building used a brick formation called a Flemish bond. This three brick thick formation is rarely used today in modern buildings.

1930s–1960s – As the cotton industry declined, the property evolved serving local dairy farmers and ranchers by milling grain and livestock feed.

2010s – Rather than allowing this historic landmark to disappear, the developer | owner undertook an extraordinary restoration, preserving its authentic character while transforming it into the award-winning Buda Mill & Grain development. Original brick walls, exposed timber, and historic industrial details were thoughtfully incorporated into one of Texas’ finest adaptive reuse projects.

Today – The next chapter is ready to be written.

Suite 107 offers approximately 4,500± square feet of authentic historic interior space and 1,600± square feet of exclusive private patio and deck—creating what is arguably the most unique second-generation restaurant opportunity in Central Texas.

This isn’t simply a restaurant space.

It’s an opportunity to build your concept inside a 112-year-old Texas landmark and become part of a story that continues to evolve with every generation.
