If a builder says “LUXURY,” I’m immediately looking for what they’re distracting you from.
Because in new construction, “luxury” often translates to:
• Standard LVP floors (but “premium color”)
• A slightly taller cabinet package
• One “statement” faucet that costs less than your inspection
• Quartz… in one bathroom. The other one is still cultured marble.
Actual high-end quality is boring on paper:
Tight framing, flat walls, clean tile layout, solid waterproofing, good HVAC design, and a clean punch list.
Don’t shop the adjective. Shop the spec sheet, allowance list, and the contract language.
