Okay, I don't usually get emotional on here, but I'm going to for exactly one second because THIS family deserves it. 👏

We listed their home, we hustled, we negotiated like our lives depended on it, and we got. it. DONE.

Their 3-year-old called me "Auntie Rachel." Their two Blue Heelers (famously suspicious of strangers) let me walk through the door without a second glance. If that's not a five-star review, I don't know what is. 🐾 This family now lives in Alaska... and guess what? We still keep in touch!

This is why I do what I do. Not for the commission. For the moment a family hands over the keys and exhales knowing someone had their back every single step of the way.

Longtime neighborhood residents were ready for their next chapter. Their home had one of the most incredible landscapes in the neighborhood, lush, layered, colorful blooms that absolutely came alive in the summer months.

The challenge?
It was the end of summer, and the garden was approaching the final season of its bloom cycle. By the time we planned to hit the market in early spring, the landscaping wouldn’t yet reflect the beauty buyers needed to see.

THE SOLUTION:
We moved proactively and scheduled professional photography immediately while the garden was still in peak form. Those photos will now become a powerful part of the marketing story when the home launches in spring even before the blooms return. Sometimes real estate is a long game. The best results often come from strategic planning months before a home ever hits the market.

Not every home is “list next week” ready and that’s okay. Some homes deserve a thoughtful plan, intentional preparation, and marketing that showcases them at their absolute best. THE PROBLEM:
A family preparing for a cross country move was trying to coordinate a lot all at once: multiple pets, an aging family member, and a very specific type of home setup that needed to function well for everyone involved. The challenge wasn’t just finding a house. It was finding the right house that could truly support their lifestyle needs.

THE SOLUTION:
We started with lots of thoughtful conversations and detailed questions to really understand what would and wouldn’t work for their unique situation. From there, I spent hours combing through hundreds of MLS photos and listings, filtering out homes that simply weren’t the right fit. Eventually, I narrowed it down to just a small handful of possibilities. And before they even arrived in town to tour, they already knew which home felt like theirs. They could feel it the moment I sent it over.

The catch? The home was overpriced.

After one looooong day of touring homes, we found the one. We moved quickly, crafted a strong offer, and worked fast to stay ahead of the threat of multiple offers.
