There have been many cases where I’ve been touring homes with my buyers and they quickly turn and leave the house. The biggest things that I’ve seen that have made them run away have been strange smells, every wall having different color paints, and terribly stained carpets.

It’s a bad first impression when walking in to a home and there being a strange smell. It makes walking around to see the rest of the home terrible and takes away from some of the other highlights of the home.

When the paint doesn’t match or is stained and chipping, it turns buyers away. It’s a big eye sore and future expense buyers don’t want to deal with.

The last big one I have seen my buyers run from has been dirty carpets. No matter where it is, it’s gives the feeling of set in dirt and grime. That’s another major expense that buyers want to avoid when moving in to their next home!

As a seller, these are some things you should think about before listing your home and make sure to avoid!

There are many mistakes I see people making as first time home buyers. Most of them are avoidable. They are common because people aren’t aware as a first time buyer. Here are just a few things to avoid!

Avoid using credit cards to try and save up some cash. This will run up your debt to income ratio and potential make you not qualify for your loan. It’ll also change your credit score. That can hurt the interest rate you qualify for.

Avoid switching jobs during your buying process. You may have found a job that pays more, but this may hurt you because your lender may not be able to use that income for your loan.

Avoid seeing homes without being pre approved. Everyone loves scrolling on Zillow and window shopping. But when it comes time to actually looking, you really want to avoid previweing homes without being pre approved. It’s heart breaking looking at a home and falling in love, all to find out it’s out of your budget.

Having emotion drive your decision making. Don’t let the emotions of buying a home outweigh reality. Overlooking red flags because a home checks the feel good box can cost you big in the long run!

These are only a few things that first time buyers and really all buyers should avoid!

Negotiating isn’t always about the price! Though price can be a big factor, there a several things that as a buyer you can negotiate in to your contract when purchasing a home. Things like having some of your closing cost paid, rate buy downs, repairs, or even paying off existing solar panels.
These are a few examples of some of the big ticket items that could be negotiated between you and the seller. There are many more items that can be discussed.
