Every spring, we see buyer demand pick back up — and 2026 is no exception. After a slower winter where homes were sitting closer to 50–57 days, the market has shifted quickly and sellers are seeing serious activity again.

Austin home prices — here's what the numbers are actually saying 👀🏠

So far in 2026, the median sales price for single-family homes in Austin has climbed from $570K in January up to $605K in March, then pulled back slightly to $600K in April.

Compare that to 2025, when prices ran hotter through the spring — hitting a peak of $640,000 in May — before dropping back down to the high $570s–$580s by late fall.

The short version? 👇
📉 2026 prices are running a bit cooler than 2025's spring peak
📈 But we're still seeing upward momentum to start the year
🤔 The market is finding its footing — which creates real opportunity for both buyers AND sellers who are strategic

It's a well-known fact that the monthly jobs report is more capable of causing big reactions in rates than any other economic data. It happened last month in grand fashion, and it is happening again this morning. Expert think a 1% drop in the mortgage rates can bring 1 million buyers to the market.

If you are thinking about buying in the Austin area (or know someone that is), could be a good idea to get ahead of the crowd.
