Here are the most recent stats for the Austin Metro area. In my opinion, this report shows stabilization in pricing came back to the market for the month of March. Now, these numbers are backward looking and volatility in both the stock and bond market in early April has caused buyers to slow down and exercise caution. Afterall, a 1/2 point rise in interest rates over the course of couple days is not your average run of the mill market. As inventory builds, buyers are taking their time and are becoming very selective. Now, more than ever, sellers need to be compelling with their list price and their home needs to show better than ever. Here are the most recent stats for the Austin metro area. I wanted to get these out hot off the presses, but this month's writeup is going to be a little shorter because I am getting ready to list this very charming and affordable craftsman style home in Round Rock. As I mentioned last month, the reports are starting to reflect some weakness. These latest statistics are soft, but not as bad as last month's. Interest rates continue to take their toll on this market. Lately, rates have improved, so let's hope some optimism creeps back in the market. Here are the most recent stats for the Austin Metro area. For a long time, I have been mentioning how the market has been flat, boring, and/or stabilizing. While this true for the most extent, this report can only be described as weak. In fact, The Austin Board of Realtors kind of pivoted in their remarks this month mentioning the demand for leasing and how this can be a more affordable option for a first time homebuyer. This obviously can come at the expense of the resale market. Now, remember, these stats are backward looking (January), and we are nearly 2 weeks into February. On the ground, I can tell you that my colleagues have been mentioning a pickup in activity and even a few scattered multiple offers for well priced homes. While this is mostly anecdotal, it is encouraging nonetheless. I will keep posting my thoughts, but in the meantime, please feel free to reach out anytime to discuss what is going on in your neighborhood.

Here are the most recent statistics for the Austin Metro Area. Since the graphic shows December activity and closes out 2024, I decided do the writeup a little differently this month. Here are the headline stats for 2024 courtesy of the Austin Board of Realtors:

29,872 – Residential homes sold, 0.5% less than 2023.

$445,000 – Median price for residential homes, 1.7% less than 2023.

45,449 – New home listings on the market, 8.7% more than 2023.

132,993 – Active home listings on the market, 14.7% more than 2023.

30,369 – Pending sales, 2.2% more than 2023.

$17,094,934,330 – Total dollar volume of homes sold, 1.5% less than 2023.
