Do home sales drop before an election? I'm getting this question a lot these days. The answer is yes, just slightly. We typically see a slowdown in the fall months of 9.8%. In election years, that goes up to 15%. Home buyers will pause their search to see who wins the election, then pick things back up in November, regardless of who wins. That demand doesn't go away, it just shifts to after the election. 9 of the last 11 elections have seen increased sales the year after. Will that be the case for Austin? I'm betting yes. You?

What are the experts saying about home prices for the rest of the year? Pretty rosy outlook, especially you Fannie! Why? Most of the nation is running low on inventory, and low inventory is great for pricing! Austin, however, is in a slightly different situation. Austin is flush with inventory these days and that's keeping prices flat to down in many neighborhoods. If interest rates continue unchanged we'll be lucky to finish the year flat. If we get some relief, and the Fed lowers, we could get a nice end-of-the-year pop and finish strong!

What do you think? Are the projections below too optimistic? Not optimistic enough?

No way! People are leaving Travis County? Leaving Austin? Yep, people are leaving Travis County. We had net negative migration from 2022 to 2023. What the heck, man! Austin is invincible! We've built it, now they must come! Right? ... Guess not, or at least not right now. High home prices (some of the highest in the state) and an unstable tech sector are taking their toll. Where is everyone going? Not far, most are moving just north to Williamson County or south to Hays County for some pricing relief. The last time we saw negative net migration was in 2002 around the tech bubble. Being a very tech heavy town, Austin was hit especially hard. Looking back now, that was a fairly small blip on the Austin radar. We recovered nicely and went on to set record after record on what can only be called a truly historic housing run.

What do you think? Is this just another blip, or is it the start of a longer-term downward trend? Has Austin lost its luster or are we just taking a breath before we start our next hot run?
