The Austin Texas housing market is hot, hot, hot. Often there are multiple offers and a bidding war. If you are living in the Austin area and already own a home and are thinking about upgrading, often the "home sale contingency" can be the difference between being the successful bidder or being the backup contract. So how do you become a cash buyer without going homeless? Consider a bridge loan, which is a kind of loan that allows you to perhaps use the equity in your existing home to purchase that next home (or at least qualify for the mortgage). There are several options, so it's best to plan ahead before you start looking at homes and talk to a mortgage lender or broker in advance of shopping for properties in the Austin area.
