It's been a while since I posted! A lot has changed. Chris and I are building a new house just south of Breckenridge, CO so we've moved into our short-term rental, Q's Breckenridge Hideout until Summer 2025.

We are putting our rental house in East Austin up for sale. It's just too hard for me to manage it from CO. The market didn't pick up as much as we had hoped, so we're expecting to sell it at a loss when we consider the money we spent repairing the foundation and renovating the interior. We had on the Housing Authority of the City of Austin (HACA) assistance program and they paid the rent for our tenant, $1900 per month. I highly recommend it.

We'll be putting it on the market next month but would love to find a buyer before that. Please let me know if you are interested! I don't have recent photos yet, but will soon.

Hi friends! If you've followed my page a bit, you might remember we bought an investment property in East Austin almost exactly 2 years ago. It was quite an adventure! We spent most of the first year fixing the foundation & driveway, replacing all the flooring, patching ceiling, replacing a/c unit, all new kitchen cabinets, new master bath/shower, all new doors, painting... I got the house in the Housing Authority of Austin (HACA) Section 8 program and got a tenant in late last year. My tenant just renewed for another year and HACA is paying her FULL rent payment each month, nice and reliably. If you've thought of investing in rental property, I'd love to chat! I've also managed our vacation rentals for several years.

Adventures in being a Section 8 landlord...

I've been getting my investment property ready for a new Housing Authority of the City of Austin (HACA) housing voucher tenant. I'm happy to be part of the program, but the property has to pass an inspection by HACA to qualify. Pretty normal safety and habitability standards, but a few caught me off guard...

I have to remove this old smoke detector mounting plate because it is identified as a missing device, even though there's a new one next to it.

Also, the enclosed garage has to be repainted because there's exposed concrete where the foundation repair piers were installed.
