I've also attached a picture of the neighbor’s project across the street. They bought 8 acres, have divided them into one-acre parcels and are leasing each acre out. Each acre is leasing for $4500 a month for only the lot|base|power|water|fence. He also has a few options where he will drop a small building, add a septic and lease for $9k a month.
The other parcel across from my listing at 1421 FM 1660 was purchased in 2021 for $850k and was a 10.5-acre tract.
