🧐 Austin’s South Congress may look different at the Oltorf intersection near the new HEB.
The Twin Oaks shopping center has been a sad sight for as long as I can remember. I used to smile when glancing at the old that was there until about 5 years ago. 😁
😃 Now there’s another proposal to develop the pad. HEB owns site & will have a say in the development.

💦Lake Austin will be drawn down starting October 12th for maintenance to the shores & to maintain the hydrilla.
The late notice is causing a huge conflict with businesses on the lake.
Restaurant owners & other businesses claim that they were not given enough time to prepare for the drawdown. 😡
🌿What do you think? Is the hydrilla just nature taking it’s course? Or should it be eradicated? Should the LCRA have given more notice to the business owners?

Why does a listing date keep slipping even when the work feels almost done?

The cleanest order is simple: lock photo day, then work backward through repairs, paint, staging, landscaping touch-ups, and finally the shoot. If you're thinking about listing later this year, that sequence can save a lot of last-minute scrambling.

In Austin, vendor calendars and weather both matter. I usually build the prep plan backward from the camera. If you want, I can help map that window before you pick a go-live date.

If you shop at the South Congress H-E-B in Austin, you know the tired Twin Oaks storefronts sitting just north-east of the store. There's a new proposal to revamp it & it sounds pretty good. 😄

In Austin luxury, I look past price to how solid the buyer's finances are, who brings extra cash if the appraisal lands low, what conditions could delay the deal, whether the timing works for your move, and how likely the offer is to actually close. A slightly lower number with cleaner terms can leave you in a stronger position overall.

⛵️If you’re touring waterfront listings in Lakeway this month, the lake looks the way it does in the marketing photos.
-The dock is floating.
-The boat launches without a running start across mud.
-Everything about the property is telling you this is normal.

Love the finishes but not sure what to verify before you write?

Start with the parts a pretty remodel can hide. Confirm what work was actually permitted, watch how the lot drains, check whether the HVAC is truly zoned for the floor plan, ask if the windows were replaced as a full package or mixed over time, and pin down the roof age and material.

In Austin, especially on larger or hillier homes, those details can change comfort, upkeep, and negotiating room fast.
