July Real Estate Market Update!
For Buyers:
More negotiating opportunity, but competition is still present. The median sales price dipped 3.3% from June to $435,000, while buyers are still paying about 93.7% of original list price across the MSA. The increase in pending sales of 4.1% year over year also suggests buyer activity remains healthy.
Inventory is giving buyers more choices. Austin MSA inventory is up 4.1% month over month, while closed sales are down 7.5% from June-creating a little more breathing room for buyers to negotiate on price and terms.
For Sellers:
• Pricing and positioning matter nore than ever. While the median price is up 1% year over year, it has softened 3.3% from June, suggesting sellers need to be realistic about pricing and prepared for buyers to negotiate.
Homes are still selling close to asking when positioned correctly. The average sold-to-original-list-price ratio is 93.7%, but Compass is significantly stronger at 97.9%, reinforcing the importance of strategic pricing, presentation and negotiation in today’s market.
The Big Picture:
Austin’s market is showing signs of balance: inventory is increasing month over month, while pending and closed sales remain stronger than a year ago. For buyers, that means more opportunity and leverage; for sellers, it means strategy and pricing
