Contracts take time. Inspections take time. Closing takes time. And then there's the actual move. It all adds up faster than most people expect.

I tell relocating families to visit Barton Hills on a Saturday morning with nothing planned.

Not to tour a house. Just to walk it.

Because the things that actually matter here don't show up in listing photos. The way the Greenbelt trailhead feels closer than you expected. How quiet the streets stay even though you're minutes from South Lamar. The kind of shade cover you only get from older trees.

It's a neighborhood that reads calm but still keeps you connected to the rest of Austin. And honestly, most people don't realize that combination exists here until they spend a morning in it.

If you're moving your family to Austin and nobody's mentioned spending time here yet, save this and let's change that.

I keep seeing buyers hesitate on homes that have been listed for 40+ days, assuming something's wrong. And I get it. 51 days sounds slow compared to what Austin used to be.

But that metro-wide number is doing a lot of heavy lifting. It's blending turnkey homes in Bouldin that go under contract in two weeks with outdated listings that need work and have been sitting since February.

The days-on-market count isn't good or bad on its own. It's a signal, and you need context to read it correctly.

Some of the best deals I've seen this year were homes that sat longer than average for completely fixable reasons. price, photos, timing. Nothing structural.

If you're looking at a listing and can't tell whether the days on market is a red flag or just noise, send it my way. I can usually tell you which bucket it falls into pretty quickly.

East Austin has more homes for sale right now than it has in a while. But "more listings" doesn't automatically mean "more sales."

Homes across the metro are sitting an average of 51 days before selling. That's not a crisis, but it is a signal. Sellers who price for today's buyer are still closing. The ones holding out for last year's number are watching the calendar.

For buyers, this is actually a quieter kind of opportunity. More time, more choices, a little more room to negotiate.

If you’re around Cedar Park this weekend, a few things are going on.

The farmers market at Bell is Saturday morning if you want something easy to do, grab coffee, walk around, maybe pick up a few things.

There’s also the O. Henry Pun-Off happening in Austin, which sounds very random but kind of fun.

And if you’re the type of person who voluntarily wakes up early to run, the Round Rock Donut Dash is Saturday morning too. At least there are donuts involved.

When there are over 11,000 homes listed and most sit for seven weeks before going under contract, a showing isn't something to rush through. It's actually a chance to gather real information.

I walk every home the same way. I note what I smell, what I see in the corners, what the seller chose not to fix. None of that shows up in the photos.

East Austin is a good example. You can have a 1945 bungalow next to a 2020 new build on the same block. Each one needs a different set of eyes.

Here's my honest read on the next 90 days in this market.

Prices are softer than they were a year ago, homes are taking about 51 days to sell (that's how long before a signed contract, on average), and there are over 11,000 active listings to choose from. That's a real shift.

But softer doesn't mean broken. Sellers who price correctly for today are still closing. Buyers who've been waiting now have options and a little breathing room to think.

Mortgage rates are also down about a full point from last year, which quietly matters more than most people realize.
