Maintenance Monday: Prepping Your Home for Sale. This morning I got a home "pre-inspection" in which the home inspector did a full inspection, but it I will offer the inspection to all buyers and agents in my listing, so that they can see what flaws the house has, so it becomes full disclosure, and additionally becomes a way to combat any items that the buyer's inspector may find which consequently, the buyer's agent will try to use to negotiate for repairs. If their inspector finds something new, then OK, we can chat about it, but if he finds the same things that my inspector already found, then no, because I already disclosed those items before the buyer ever made an offer. I tend to do pre-inspections for great homes or for bad condition homes, less so for average homes. This inspection also gives me a list of items I may want to repair before listing the home.
