Momentum is picking up in Austin just in time for spring.

New data from Unlock MLS shows pending sales jumped 13.9% year over year in February, while the close-to-list price ratio climbed to 92%. Buyers and sellers are starting to meet in the middle again, which is exactly what a healthy market looks like.

Inventory has also dipped slightly compared to last year, but here’s the key shift: buyers are returning faster than sellers. That’s creating more balanced conditions and bringing real movement back into the market across the Austin-Round Rock-San Marcos MSA.

After a year of watching and waiting, many buyers are starting to act as confidence builds and the data becomes clearer.

Our Story

Heather, a native Austinite, brings a creative and collaborative approach to real estate. Growing up in Tarrytown and graduating from UT, she is uniquely familiar with Austin’s hidden treasures and all the city has to offer. From her many years at Word of Mouth Catering and her own event company, she has loved working with hundreds of home grown companies, non-profit organizations and social clients. Her loyalty, enthusiasm and attention to detail are her trademarks.

Heather loves a good challenge and is incredibly resourceful (some may say crafty). She loves getting to know her clients, understanding their goals and helping them to realize their vision. Heather digs in to help clients explore and find their ideal neighborhood, matching them with great schools, shops, restaurants, parks and iconic Austin landmarks. She truly knows Austin inside and out.

She is a community advocate who volunteers all over Austin, whether running fundraisers at her son’s school, advocating for AIDS services, promoting early childhood education, or simply taking dinner to a friend. Heather’s family is her foundation. She and her partner, Julia and their son, Griffin, love to travel, hike, explore Austin and experiment in their kitchen. Heather can be found working out at Castle Hill, having coffee at Texas French Bread or lunch at Matt’s El Rancho with lifelong friends and family.
