🎉 Congratulations to my client, Cole, for closing on his first home in Dripping Springs! 🏡🔑🤠

This one took a little perseverance to get to the closing table, but we kept moving forward, worked through the challenges, and got it done!

Buying your first home often takes an open mind, commitment to the investment, and a little vision for what a property can become. Mid-summer in Austin usually means two things: heatwaves and a busy housing market. As we transition into the back-to-school season, the July data shows that demand remains steady, fueled by our region’s resilient job market. While everyone is keeping an eye on mortgage rates and insurance costs, savvy buyers and sellers are finding success through clear communication and solid preparation.

Here is the breakdown of the July market:

📍 Active Listings: 13,796 (Up 4.2% from last month)
💰 Median Price: $435,000 (Up 1% year-over-year)
⏳ Days on Market: 63 days on average
🤝 Closed Sales: 2,739 (Up 4.4% year-over-year)
🏡 Inventory: 4.7 months

The big takeaway? While homes across the MLS are selling for an average of 93.7% of their original list price, Compass listings are outperforming the broader market—achieving 97.9% of the original list price and selling 28 days faster than the average.

Sometimes the best thing you can do is rest, refresh, and enjoy the people you love. ☀️

This summer gave me a couple of sweet opportunities to do just that.

At the end of June, we headed to Jackson Hole, Wyoming for a family trip filled with cool mountain temps, moose, bison and bear sightings, e-biking through Grand Teton National Park, horseback riding, beautiful scenery, and plenty of time together. 🏔️🐎🫎🐻

Then came a last-minute getaway with my favorite person and husband, Mark. 💙 We spent the week in Newport Beach, exploring the coastline, soaking up some sunshine, eating good food, and—maybe best of all—just relaxing. And the weather? Absolutely perfect. 🏖️☀️🍹

I love what I do, but I’m also learning to appreciate the importance of stepping away every now and then. A little rest, a change of scenery, and time with the people you love can be exactly what you need to come home refreshed and ready for what’s next.

Feeling very grateful for the memories made this summer. 💛
