This is hands down my favorite Residential Sales Report. At a glance, you can clearly see the selling curve across the Austin MSA (Bastrop, Caldwell, Hays, Travis, and Williamson counties). Activity typically begins to climb in late February and early March, rises steadily through June and July, and even shows a small uptick between November and December.

Thinking about selling this year? The market cycle says it’s time to start getting your home ready now so you can take full advantage of the spring momentum.

This is great advice for sellers in our area. As of June 2025, in Texas, 26% of sellers have reduced their sales price. Austin MSA (Bastrop, Caldwell, Hays, Travis & Williamson counties) currently has the highest number of active listings recorded in the last 8 years, close to 15,000. The closest number of active listings was last year at ~12,000.

When selling your house, the price you choose isn’t just a number, it's a strategy.

It's not rocket science to understand that sellers want the most money possible for their home, and buyers want to feel like they got a good "deal." Unfortunately or fortunately, the type of market (buyer's or seller's) can dictate which direction the "deal" sways. This is a good piece for sellers, with the current market leaning in buyers' favor. Stephen Covey taught us to strive for win/win. A win/win can be achieved if we seek first to understand.

For the past few years, it’s been mostly a seller’s market. But dynamics are shifting as the number of homes for sale grows.
